Present:  Gerry Casiello, Chairman; John Shaban, Vice Chairman; Ben Gordon, Secretary;  Marshall Sanford; Joe Ventricelli, Ted Ogonek; Gary Miyashiro; Amy Atamian
Also Present: Bob Flanagan, ZEO

Ms. Atamian was seated for Mr. Shaban, who arrived after the meeting began and was then seated.

PUBLIC HEARING – Redding Country Club, 109 Lonetown Road – Continuation of the Special permit and Site Plan Review

MOTION:  Made by Mr. Sanford and seconded by Mr. Ventricelli to open the public hearing. Carried unanimously.

Attorney Richard Gibbons presented the special permit and site plan review. The engineering report from Milone and McBroom has been received and was submitted. Attorney Gibbons had prepared a response and noted that the Country Club had no concerns with the report, and that they were in compliance. After meetings with neighboring property owners, the following concerns were addressed:
1.   Light Fixtures: photo’s of the proposed design were submitted;
2.   Cross section sketch west to east, showing elevation of rise to the north of the property.

Responses to the neighbor’s questions and concerns were submitted. Doug Hartline submitted a letter on May 26, 2010, expressing concern over the new septic. Attorney Gibbons said that the Country Club will be in compliance with the new septic leeching area being 50 feet from the proposed driveway cut. Approval from the Conservation Commission had not yet been received, pending review of the Malone and McBroom report.

Bill Tomme, Highstead Arboretum, requested that the public hearing be continued pending review of new information received.

MOTION: ~Made by Mr. Ventricelli, and seconded by Mr. Sanford to continue the public hearing. Carried unanimously.
