Present: Gerry Casiello, Chairman; John Shaban, Vice Chairman; Ben Gordon, Secretary; Marshall Sanford; Joe Ventricelli, Ted Ogonek; Gary Miyashiro; Amy Atamian

REGULAR MEETING
1. Approval of Public Hearing Minutes May 26, 2010
MOTION: ~Made by Mr. Sanford and seconded by Mr. Ventricelli to approve as amended. Carried unanimously.
2. Approval of Regular Meeting Minutes May 26, 2010
MOTION: ~Made by Mr. Gordon and seconded by Mr. Sanford to approve. Carried unanimously.
3. Candace Benyei, 29 Giles Hill Road- Continuation of deliberations regarding an application for a special Permit for a horse barn/riding arena/storage area.
Commission members discussed the various issues with regard to this application. After complete review of all submissions, including comments from neighbors, the Commission was unable to make the required findings under Sec 5.1.3b and Articles 1 and 2 of the Redding Zoning Regulations.
MOTION: ~Made by Mr. Gordon, Mr. Ventricelli seconded to deny. Carried 3-2.
4. Redding Country Club, 109 Lonetown Road –Deliberations regarding a Special permit and Site Plan Review

5. Region 9 Board of Education – 100 Black Rock Turnpike – Continuation of discussion regarding Site Plan Review
Walter Czudak was present to answer questions from the Commission. Robert Flanagan, ZEO, said that the application has been amended to remove the work on the tennis court. The project received approval from the Conservation Commission
MOTION: Made by Mr. Sanford and seconded by Mr. Gordon that the revisions to the site plan were minor, and did not require a public hearing.
Mr. Casiello read a letter from Shirley Melnyk, 2 Cricklewood Road, expressing concern with buffering. Shirley and Michael Melnyk were present and made comments with regard to whether 6 foot high fencing was necessary and the need for buffering, specifically for noise reduction.
Andy Acocella, Fox Run Road, spoke in support of a higher fence along the side of the field, saying it was a safer option for players.
Jennifer Bodurtha, Pine Mountain Road, expressed comments with regard to what neighbors living next to school fields would expect.
MOTION: ~Made by Mr. Shaban, and seconded by Mr. Sanford to approve the work with regard to the dugouts. Carried unanimously.
The fence revision including the buffering plan was withdrawn.
