Present:Gerry Casiello, Acting Chairman; Ben Gordon, Secretary; Marshall Sanford; John Shaban; Amy Atamian; Gary Miyashiro
Absent: Joe Ventricelli

Mr. Casiello seated Ms. Atamian for Mr. Ventricelli.
Mr. Gordon read the call and upon motion of Mr. Sanford and second of Ms. Atamian the public hearing was opened.

PUBLIC HEARING
Ridgefield Montessori School – Discuss with Commission a Site Plan for a Pre-School at 241 Ethan Allen Highway, Redding, CT.
Jeff Mose, Mose Architects, presented an updated floor plan and aerial view of the project to the Commission. Mr. Mose explained that there would be parking on the eastern and southern sides of the existing vacant building, and that the ground floor would be used as the pre-school, with the second floor eventually occupied as presumed office space. An issue exists with the placement of playground equipment near to a wetland area and a curb cut for a second entrance. Some additional openings would be made in the ground floor section for student egress.

Kathy Tango, Facility Administrator, Ridgefield Montessori School, spoke briefly as to the student drop off/pick-up
procedures. Ms. Tango estimates approximately 45-50 cars dropping off or picking up students.  Commission members expressed concern with regard to the volume of cars dropping off students and the traffic pattern into and out of the parking lot and onto Route 7, and whether this would cause a back up.
Mr. Mose said that the lot was wide enough to accommodate two lanes if necessary. Mr. Shaban asked if a third left turn lane at the exit point could be considered, as this would alleviate the back-up issue.

Mr. Casiello pointed out that among the issues discussed tonight, there were also issues involving sprinkler system installation and approval from the Health Department. He suggested that the traffic issue be further reviewed by the school and Mr. Mose, and that the curb cut issue be clarified.

MOTION: Made by Mr. Gordon and seconded by Mr. Sanford to continue the public hearing to January 28, 2009. Carried unanimous.
The public hearing ended at 7:55 p.m.
