Zoning Commission Minutes 08/13/2008

1) Approval of Public Hearing Minutes on July 23, 2008
MOTION: Made by Mr. Casiello and seconded by Mr. Sanford to approve. Carried unanimous.

    Approval of Regular Meeting Minutes from July 23, 2008. The correct date for the public hearing for Sixty Redding Road, LLC is September 10, 2008
MOTION: Made by Mr. Casiello and seconded by Mr. Sanford to approve as corrected. Carried unanimous.

2) New Pond Farm, 101 Marchant Road- Discuss with Commission Limited Duration Permit for “Invitational Art Show” from Saturday, June 13, 2009 through Friday June 26, 2009, hours from 10:00 a.m. to 6:00 p.m. in the Learning Center. Not previously held before.
MOTION: Made by Mr. Casiello and seconded by Mr. Gordon to approve a one night special event. Carried unanimous.

3) Grace MacFarland, 108 Blackrock Turnpike- Discuss with Commission a Residential Apartment at 108 Blackrock Turnpike.
MOTION: Made by Mr. Casiello and seconded by Mr. Sanford to approve. Carried unanimous.

4) Boys and Girls Club, 170 Cross Highway- Discuss with Commission enclosure of an existing dugout.
Art Poltrack presented the application to the Commission and provided a plan describing the work to be done. The proposed dugout will be at the Babe Ruth Field, closest to Cross Highway. The enclosure will be a  
9’ X 24” fabric roof on beams, to be removed during non-season. The height of the dugout will not be affected.
MOTION: Made by Mr. Gordon and seconded by Mr. Casiello that this was a minor revision and no public hearing will be required. Carried unanimous.

MOTION: Made by Mr. Casiello and seconded by Mr. Sanford to approve. Carried unanimous.

5) Redding Garden Club & New Pond Farm- Discuss with Commission a Limited Duration Permit for a Garden Tour called “For the Love of gardening” to be held on June 13, 2009, hours from 10:00 a.m. through 4:30 p.m. Previously held June 10, 2006.
MOTION: Made by Mr. Sanford and seconded by Mr. Casiello to approve. Carried unanimous.

Discussion: Real Estate Signs Report
Mr. Flanagan reported that out of 132 signs, 125 were permitted. The compliance rate has increased and additional revenue has been generated. The number of signs not needed was reduced by 16%. There are 8 remaining un-permitted. Mr. Flanagan will continue to attempt contact those non-permitted.


Future Agenda Items
- Public Hearing September 10, 2008- Redding Center Firehouse, 105 Hill Road- Discuss with Commission a Special Permit Application for proposed alterations and additions.
- Public Hearing September 10, 2008- 60 Redding Road, LLC, 60 Redding Road- Discuss with the Commission a Site Plan Approval for addition to existing building at 60 Redding Road.

After 30 years of service, Mr. Taylor will resign his position as Chairman of the Zoning Commission, effective September 1, 2008. He thanked the Commission for their efforts and the Commission expressed their gratitude to Mr. Taylor.
