Zoning Commission Minutes 02/13/2008
Present: Taylor, Casiello, Sanford, Ventricelli, Shaban, Miyashiro, Gordon & Atamian
Also present:  ZEO Flanagan and 12 members of the public

Mr. Taylor called the regular meeting to order at 7:55 pm

APPROVAL OF MINUTES
Motion:  move to approve the minutes of the Public Hearing of January 23, 2008.  Casiello, Sanford.  Approved. Unanimous.

NEW POND FARM, 101 MARCHANT ROAD
The request is for a limited duration permit for the Annual Founder’s May Fair on May 17, 2008.  This is a repeat event and there has been no problem with the event in the past.

Motion:  move that the Zoning Commission approve the request for a Limited Duration Permit for the Annual Founder’s May Fair on May 17, 2008, subject to public notice fees only.  Casiello, Gordon.  Approved. Unanimous.

MICHAEL CALISE, 3 MAIN STREET, GEORGETOWN
This request is for a permitted change of use.  Mr. Calise was not present, but potential tenant, Ms. Eleni Markopoulou submitted a request for a change in use.  She is proposing a beauty salon for the property, the Calise building that was previously used for office space.

Discussion centered on the parking issues and the new regulations.  The Commission requested that the owner of the property appear before the Commission.  The change of use of the property cannot be granted until the issues of the new regulation building line /easement, old regulation that includes on site parking, or identified off site parking is resolved.







RESIDENT DISCUSSION OF REAL ESTATE SIGNS
Randi Hutton, resident and realtor, requested a discussion of the regulations regarding real estate “for sale” and “open house” signs.  Current regulations require a permit and fee. The ZEO is authorized to enforce the regulation.  Mr. Flanagan noted that there is 50% compliance with the regulation.  Ms. Hutton requested that a change in the regulation.  The Zoning Commission advised that there is a procedure to make changes in the regulation and she should consult with the ZEO regarding the procedure.

MICHAEL GREENBERG, 4 OLD MILL ROAD SITE PLAN APPROVAL
Mr. Taylor stated that the Commission has 65 days from this day to make a decision on the application.  The Commission was in agreement that conditions were verbally agreed to by the applicant.  Ms. Atamian will prepare a draft approval for review at the next meeting.

AGENDA ADDITION
Motion:  move to add to the agenda a discussion of the amendment to the general sign regulation.  Casiello, Gordon.  Approved. Unanimous.

SIGN REGULATION AMENDMENT DISCUSSION
Mr. Ventricelli reported on changes regarding the size and measurement of signs.  Discussion followed.  Further discussion will held at the next meeting.

Motion: move to adjourn the meeting.  Casiello, Sanford.  Approved. Unamimous.
