Zoning Commission Minutes 10/24/2007
Present:        Frank Taylor; Chairman, Gerry Casiello; Vice Chairman, Ben Gordon, Joe Ventricelli, John Shaban, Gary Miyashiro and Amy Atamian

Absent: Marshall Sanford

Also Present:  Dennis Tobin, Assistant ZEO and Natalie Ketchum, First Selectman

REGULAR MEETING
Chairman Taylor called the regular meeting of the Redding Zoning Commission to order at 7:48 p.m. and seated Amy Atamian for Mr. Sanford.

CONSIDERATION OF THE MINUTES
MOTION:  Mr. Casiello made a motion to accept the minutes of the regular meeting of October 10, 2007 as submitted.  Mr. Gordon seconded the motion and it was carried unanimously.  Mr. Taylor abstained from voting as he was absent at the meeting of October 10, 2007.

Proposed modification to Section 5.8 entitled “Protection of Historic Landmarks”
MOTION:  Mr. Gordon made a motion to approve the modification to Section 5.8 entitled “Protection of Historic Landmarks”.  Mr. Casiello seconded the motion and it was carried unanimously.

Kristin and Grant Mudge, 196 Lonetown Road, Special Permit for a Residential Apartment
MOTION:  Mr. Gordon made a motion to approve the special permit for a residential apartment at 196 Lonetown Road submitted by Kristin and Grant Mudge.  Mr. Casiello seconded the motion and it was carried unanimously.

Lombardi Pizza Plus II 22A Main Street, Georgetown
The applicant was present and explained that he will be taking down the old sign and putting up an awning with their name on it.  There will be lights underneath for the name.  Mr. Taylor indicated that the new sign meets the requirements of the Zoning Regulations.

Town of Redding Community Center
Dennis Tobin reported that there are three islets which extend into the parking lot and the curbs are getting damaged.  The proposal is to remove these islets and the three two inch caliper trees will be moved to another area within the Community Center.

MOTION:  Mr. Gordon made a motion to accept the site plan approval with minor modifications to the parking lot island.  Mr. Casiello seconded the motion and it was carried unanimously.

Marilyn Sloper, Sloper Properties LLC, 2 Main Street, Georgetown
Adam Labarski was present for Ms. Sloper and is acting as her agent.  He provided the Commission with disks containing photos for various establishments with non conforming signs.  

The Commission discussed various modifications to the regulations which could be considered for the public hearing.

MOTION:  Mr. Casiello made a motion to accept the application submitted by Marilyn Sloper for a modification to Section 5.9.3 of the Zoning Regulations regarding signage in the business zone and to schedule a public hearing for December 12, 2007.  Mr. Gordon seconded the motion and it was carried unanimously.

ADJOURNMENT
MOTION:  Mr. Casiello made a motion to adjourn the meeting at 8:30 p.m.  Mr. Gordon seconded the motion and it was carried unanimously.
