Zoning Commission Minutes 07/25/2007
Present:        Gerry Casiello; Vice Chairman, Ben Gordon, Marshall Sanford, Joe Ventricelli, Gary Miyashiro, Amy Atamian and John Shaban

Absent: Frank Taylor; Chairman

Also Present:   Tom Gormley, ZEO

CALL TO ORDER
Acting Chairman Gerry Casiello called the regular meeting of the Redding Zoning Commission to order at 7:30 p.m. and seated John Shaban for Frank Taylor.

CONSIDERATION OF THE MINUTES OF JULY 11, 2007
MOTION:  Mr. Sanford made a motion to accept the minutes of the Public Hearing of July 11, 2007 as submitted.  Mr. Shaban seconded the motion and it was carried unanimously.

REEDA B. HARSCHE, THREE LEVELS CORPORATION, 626 REDDING ROAD
Gerry Casiello asked that this be tabled as Mr. Taylor would like to take part in the discussion.  He encouraged the Commission to think about this application and it will be discussed at the August 8, 2007 meeting.  

7:32 p.m. Amy Atamian entered the meeting.

Candace Benyei, 29 Giles Hill Road
Mr. Casiello read the letter submitted to the Commission by Ms. Benyei into the record.  

Gary Miyarshiro entered the meeting at 7:33 p.m.

Mr. Casiello stated that this letter references items which could be handled administratively and this is the way it will be done.

New Pond Farm, 101 Marchant Road
Gerry Casiello recused himself from this discussion.  Ben Gordon was seated as acting Chairman and Amy Atamian was also seated.

A representative of New Pond Farm was present distributed information to the Commission and explained that they were awarded with the Dairy Farm of Distinction Award which was presented to them by the Commissioner.  As part of this honor they are required to display this banner according to the requirements set forth by the Connecticut Dairy Farm Beautification Program.  

Ben Gordon stated that the banner posted as it is, is acceptable to the Commission and no action is needed by the Zoning Commission.

Mr. Casiello was reseated.

Michael Greenberg, 4 Old Mill Road
The proposal is for a personal training facility with minor changes to the interior of the establishment.  The square footage of the facility is 1450.  There will be up to 15 people at one time in the facility.  No exterior alterations are proposed.  

Mr. Casiello stated that this is a permitted use in a permitted location.

Redding Veterinary Hospital
The proposal is for a fresh fruit and vegetable stand with possibly baked goods.  The location is on the veterinary property and will occupy 300 square feet of the parking lot.  The stand would be seasonal and only on Saturday and Sundays.  

Mr. Casiello asked that Mr. Gormley confirm the parking area will remain adequate.  He also stated that the use is permitted in that zone.

Highstead Foundation Inc., 127 Lonetown Road
The proposal is for an 1100 square foot addition for workspace and a Director’s Office.  There will be no increase in parking or lighting.  The amount of employees as a result of the addition will increase by one.  

Mr. Casiello stated that this is a permitted use in a residential zone.  However, the applicant will need to meet with Tom Gormley to be sure that this is the situation.  If it is found that this is a special permitted use, a public hearing will be required.  This matter will be settled by the August 8, 2007 meeting.  

There was no correspondence.

MOTION:  Mr. Sanford made a motion to adjourn the meeting at 8:03 p.m.  Mr. Ventricelli seconded the motion and it was carried unanimously.
