PUBLIC HEARING
Elio Cavicchia Sixty Redding, LLC, 60 Redding Road
MOTION: Mr. Sanford made a motion to reconvene the public hearing for Elio Cavicchia for a Site Plan Approval for a commercial building at 60 Redding Road. Mr. Casiello seconded the motion and it was carried unanimously.
Richard Contois, LS. Of L. Edwards Associates, LLC was present for the application and indicated that the Commission has received revised plans. In order to meet the parking requirements, the patio has been eliminated in order to meet the square foot requirements for the parking spaces. The spaces which were encroaching within 25 feet of the residential zone were also eliminated and reconfigured. The revised plans also show existing and proposed landscaping. These plans have been submitted to DOT and there has not been comment back to date.
Under counter grease-traps will be used for this facility.
A geotechnical Engineer has been retained for assessing the rock.
The propane will be used for cooking and the tank is shown to be located near the dumpster enclosure.
The Fire Marshal had expressed concern about the need for a fire lane on Route 107. This matter needs to be brought to the DOT.

There is no plan for the sign at this time, however, they intend to it to be two sided in the front of the building and it will fall within the regulations.
At this time there are some issues with using city water. However, he does have two wells on the property. They will contact Aquarion for an update.
There was a letter from WPCC indicating that they do not have adequate sewer capacity for this project. John Shaban explained that the Commission had voted to have a study done regarding the usage of the sewers as they have gone up significantly. This report should be available in approximately 30 days.
Brian Heffla questioned the hours of operation. Mr. Cavicchia stated that the hours would be 11:00 a.m. until 8:00 p.m.
A resident of Redding Woods is concerned with cutting into the rock. There is also a stream running underground and there have been some rockslides this past summer.
Frank Taylor explained that the Engineering report is needed by the next meeting.
MOTION: Mr. Casiello made a motion to continue the public hearing until the next meeting of January 24, 2007. Mr. Sanford seconded the motion and it was carried unanimously.
