Zoning Public Hearing Minutes 12/13/2006
Present:        Frank Taylor; Chairman, Gerry Casiello; Vice Chairman, Joseph Ventricelli, Ben Gordon, Amy Atamian, Marshall Sanford, John Shaban and Gary Miyashiro

PUBLIC HEARING
Elio Cavicchia Sixty Redding, LLC, 60 Redding Road

MOTION:  Mr. Gordon made a motion to enter the public hearing for Elio Cavicchia for a Site
Plan Approval for a commercial Building at 60 Redding Road.  Mr. Casiello seconded the motion
and it was carried unanimously.  

Richard Contois, L.S. of L. Edwards Associates, LLC was present for the application and
explained that the proposal is for a 2,000 square foot 1 ½ story building which will be used as a
restaurant.  There will also be an addition to the nearby building of 400 square feet.  

The required number of parking spaces is 43 and they are proposing 44.  

The existing gravel driveway will be abandoned and grassed.  The drive through will be one way
and will only be for the bank.  DOT permits will be applied for as the driveways will be enlarged.  

Approximately 2,000 yards of material will be removed from the site, most of which will be rock.  

Mr. Cavicchia was also present and explained that the 400 square foot addition is for the real
estate office that is currently there.  

They are also proposing 4-5 tables outside on the patio.  Mr. Cavicchia stated that there is nearby
parking which they could utilize if need be as six additional parking spaces would be needed for
this seating.  The bank parking will remain the same.  

The Commission explained that they need to account for parking for all the facilities on the site.  
They also need to address the lighting and the proposed signs need to be included on the plans.  
Architectural drawings were presented to the Commission.  

The applicant also explained that there is a catch basin in the driveway which is actually an
eleven foot deep by eight foot wide dry well.

The Commission also informed the applicant that they need more engineering for the protection
of the hill during excavation.  

John Fisher of 9 Woods Way was present and explained that he is concerned over the possibility
of rock slides.  He would like to see engineered plans on the stabilization of the hill.

Frank Taylor also stated that WPCA approval is needed in writing.

MOTION:  Mr. Casiello made a motion to continue the public hearing for Elio Cavicchia until the next regularly scheduled meeting in January.  Mr. Sanford seconded the motion and it was carried unanimously.
