MEETING MINUTES
FEBRUARY 17, 2009—8:00 P.M.

The meeting was called to order at 8:00 p.m.
REGULAR APPLICATIONS:
0209-01: 171 Sunset Hill Road, Penelope B. Dawson, Owner/Applicant -Request variance for Sec. 3.13.1, reduce front yard setback from 50 feet to 43 feet.
Penelope Dawson presented the application to the Board. Also present was her architect, John Rountree, who presented diagrams and answered general questions of the Board.
Mr. Rountree explained that the property owner proposed a new driveway and garage. The present driveway is short, narrow and very close to the road. Vehicles can only back out of it onto the main road, causing a hazard. There will be a five foot overlap between the existing house and the addition. The existing structure is approximately 767 square feet and the addition will be approximately 594 square feet and will meet the 25% requirement as well as the square footage requirement. The property shares a well with 173 Sunset Hill Road, a property owned by Ms. Dawson’s brother, and has its own septic system.
Ms. Dawson sent a letter to seven of her neighbors, explaining what she proposed. One neighbor responded, supporting the project.
Deliberative Session
The Board voted unanimously to enter Deliberative Session at 8:34 p.m.
0209-01: 171 Sunset Hill Road
After careful consideration, upon motion of Ms. Litoff and second of Mr. Thompson, the Board voted unanimously to grant the requested variance based on unusual hardship, the safety issue of backing into the road and an increase in the usability of the property
The Board voted unanimously to exit Deliberative Session at 8:38 p.m.
The Board voted unanimously to adjourn at 8:38 p.m.
