TOWN OF REDDING
ZONING BOARD OF APPEALS
REGULAR MEETING
TUESDAY, JULY 19, 2005—8:00 p.m.
TOWN HALL HEARING ROOM

Present: Philip Bronson; Beth Williams; Andrea Cotton; Robert Morton; Bruce Given, Alternate
Absent: Mike Cardillo

The meeting was called to order at 8:01 p.m.
0605-2: 97 Hopewell Woods Road, Timothy and Laurel Draper, Owners- Mr. Draper presented his application to the board. Planning to build a deck. Line of trees provide coverage. Need information from Conservation and Wetlands before a decision can be made.

0605-3: 676 Redding Road, Nina Steitzel, owner: Ms. Steitzel  brought the board up to date. Met with Conservation, application approved based acceptable septic….. on results of septic. 33.8 foot variance.  Raymond D’Angelo , from the Redding Preservation Society, spoke in favor of saving the house.

0705-1: 15 Diamond Hill Road, M. Veronica Smith, Owner: request variance to Sec. 3.8, subsection F, moving a camping trailer onto property. Mr. Tim Draper presented the application. The trailer will be needed on the property as an office while the new residence is being built. Originally, it was thought that the trailer would be temporary housing while a new house is being built, after a fire destroyed the original house. Mr. Draper explained that temporary housing has been secured, and that the trailer will be necessary for office space for himself and the contractor.
Mr. Draper expects up to 8 months before the new residence is built. He is willing to screen the trailer or locate it within whatever setback is necessary. One letter was read into the record, written by Mr. Robert Koch, who is opposed to the project. Also read into record a letter written by James Grashow, 14 Diamond Hill Road, in support of the trailer being on the property. 22 Diamond Hill Road,  supports the trailer being there, Roslyn Kopstein. Mr. Kopstein also spoke in support. Marina Tomlinson, Janice Pomazi, Gabrielle Hiltunen.


The motion to enter deliberative session was made and seconded at 9:26 p.m.

97 Hopewell Woods Road. Need feedback from Conservation and Wetlands Commissions within 100 feet of a stream located. Postponed by motion, seconded and carried unanimously to postpone until August, 2005.

15 Diamond Hill Road: Motion to deny use of trailer for office, seconded and carried, one abstaining.

676 Redding Road: 16.2 feet from DOT property line. Motion to approve the variance  grant a setback variance of 33.8 feet due to wetland hardship and advantage of preserving historic home, garage 20X22 feet, no closer to raod than the house, specific to Chapman house and continbgent on septic. Carried unanimously.
