TOWN OF REDDING
ZONING BOARD OF APPEALS
FEBRUARY 15, 2011—8:00 P.M.
TOWN HALL HEARING ROOM

The meeting was called to order at 8:00 p.m.

Paul Scholl was seated for Beth Williams.


REGULAR APPLICATIONS:

0111-1: 97 Old Stagecoach Road, Kevin C. Ambrosio, Applicant, William and Kimberly Brasser, Owners: Request for variance to Sec 4.6.5, reduce rear yard setback for construction of storage shed and in-ground swimming pool.

Kevin Ambrosio, Ambrosio landscape Architects, presented the application to the Board. Approximately one third of property is developed. The parcel also contains undisturbed woodlands and an 8 acre conservancy easement with wetlands. To the east and south there are approximately 65 acres of open space. The property has a steep slope and wetland issues, and the applicants chosen location for the proposed in ground swimming pool is directly off of the patio area. There will be no disturbance to woodland areas and the existing house obstructs views from neighboring properties. Twenty square feet of the proposed pool encroaches on the wetlands. Other areas on the property that would not require a variance are suitable for the location of the pool. Mr. Ambrosio stated that this would require clearing of large trees and disturbance of the woodland area, including grading. The Board suggested moving the location of the pool or reconsidering its shape and size. The shed would be used for storage of bicycles and a motorcycle and would be on a slab. Upon questioning, Mr. Ambrosio agreed that other~locations are available for the~shed that would conform to current zoning regulations without the need for a variance.

Upon motion of Mr. Scholl and second of Mr. Morton, the Board entered Deliberative Session at 8:21 p.m.

The Board discussed the availability of alternate locations for the pool and shed and reconsideration of the pools size and shape so as to conform without the need for a variance. No hardship could be found.

Upon motion of Mr. Scholl and second of Mr. Polio, the Board voted to exit deliberative session at 8:27 p.m.

Upon motion of Mr. Morton and second of Ms. Litof, the Board voted to deny the application for the variance but suggested that the in-ground pool be moved or made smaller to conform~to the regulations

The Board voted unanimously to adjourn at 8:30 p.m.
